Rent is due in full for the 12 months of the
Tenancy, for clarity we do not have a reduced rent period or a retainer, this means that you have full access to the house
for the full 12 months.
Rent is due on the First of the month, therefore your rent for August is due in cleared
funds by 1st August.
Payment - we only accept rent by Bank Transfer, we do not accept Rent
in Cash or Cheque
You can pay your rent in 1 of 2 ways:-
Monthly - Pay each month when
due or;
Student Loan - To enable you to pay Rent as your Student Loan is paid, Rent for August is
paid by 1st August, then you pay 4 month's Rent before the end of September, 4 month's Rent before the end of
January and 3 month's Rent Before the end of April. We are aware that Student Loan Payments can sometimes drift so if you are paying by this method,
providing you keep us informed, we are happy to wait a short while for the Rent if your Student Loan payment is delayed.

Council Tax, Water Rates &
TV Licence

- Council Tax - As we
only rent to students the property is excempt from Council Tax. You will need to provide us with your Council Tax Certificate,
which you can find on Sole
- Water
Rates - These are included in your Rent
- TV
Licence - We provide a TV Licence for the TV we supply, if you want to use TV receiveng equipment in your room
you will need to get your own TV Licence

- WiFi Broadband - Is
included in your rent
- Gas
and Electricity - Are included although there is a cap for the year, above that the cap will be split between
the Tenants

As required we will come in and cut the grass
and maintain the borders.
It is the Tenant's responsibility to keep the external areas free from rubbish.
